Coastal Flood Advisory: Commercial Roof Help in Berkeley

The National Weather Service has issued a coastal flood advisory covering Berkeley. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.

Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial Roof Repair in Martinez

Commercial roof repair in Martinez from our Berkeley crew: we find out whether a ceiling stain is a roof leak or rooftop unit condensate before you pay for repairs.

Service Areas  |  Berkeley, CA

Not every ceiling stain under a rooftop unit is a roof leak. Clogged condensate lines and leaky unit cabinets put plenty of water into buildings too. We investigate and repair commercial roofs in Martinez from our base in Berkeley, CA, and the first thing we do is figure out whether the water is coming through the roof or out of the equipment. A roof patch only makes sense if we find an actual roof problem.

Martinez has county offices and courthouses, downtown storefronts and industrial buildings, plus public buildings like the library on Court Street. For each one, we start inside with the facility manager, find the stain, then go up and check the roof above it. The stain’s position tells us which details to check first. Our leak repair work follows what we find instead of assuming the nearest curb is the culprit. Sometimes the HVAC contractor needs to check the unit as well.

When does the moisture become visible inside?

Timing is one of the best clues. Water that shows up only when the air conditioning is running points toward condensate. Water that shows up during or right after rain points toward the roof. The facility manager’s notes help a lot, though they are not a diagnosis on their own. We record where and when the stain appears and check every roof detail that could reach that room.

Our roof inspection covers the membrane, curbs and nearby details above the stain. A roof that looks fine can still have a small opening worth a closer look, and a roof with an obvious defect can still have a separate equipment leak nearby. We tell you what we found and what is still uncertain, instead of promising one repair will stop everything.

Is the curb flashing open or damaged?

Water often gets in where the roof meets the unit’s curb. We check how the flashing is attached, the corners and the membrane around the curb. A loose metal cap can hide an opening higher up. The membrane around the curb may need cleaning or partial replacement before it will take a repair. We show you exactly which part we would rebuild and how it lines up with the stain inside.

Our penetration and curb flashing repairs match the membrane on your roof. A bead of sealant on top will not fix rotted wood or wet insulation underneath. Where we suspect that, we take a small core with your approval and photograph what we find. The new flashing needs solid membrane all the way around the curb. You can compare that proper repair with a quick temporary seal and decide.

Commercial Roofing Questions

Does a ceiling stain always mean the roof is leaking?

Can you fix the curb flashing before the HVAC question is settled?

Will sealing around the unit stop every leak?

When does the roof repair get bigger?

What should we write down if the stain comes back?

Could equipment water reach the same room?

A rooftop unit can leak from its drain pan, condensate line or cabinet seams, and those are HVAC repairs, not roofing. We do not diagnose the inside of the unit, but we do point out what we see, like a condensate line draining onto the roof or a rusted pan, so the facility manager can have the HVAC contractor check it while we look at the roof.

Our rooftop equipment and curb work coordinates with the HVAC contractor when the unit needs servicing or lifting. If the unit has to be moved to fix the curb flashing, their schedule sets ours. We sort out that order before we start, and you know which contractor is doing what. That keeps an equipment problem from getting buried under a new roof patch.

Have the layers beneath the defect become damaged?

An open curb flashing can leave the insulation around it wet. We check where it makes sense, and with your approval take small cores to see what is underneath. One wet core does not tell us how far the damage goes, so we may need one or two more before setting the repair size. The repair edge has to land on dry, solid roof. We tell you what we confirmed and what still needs checking.

Our roof insulation and cover board replacement removes wet material around the curb and leaves dry, solid insulation in place. If the deck looks damaged, it may need to be evaluated before we cover it. You see photos of what we found. A larger wet area affects both the cost and how much roof we open each day, and the estimate explains why instead of just making the patch bigger.

What record helps evaluate the response after repair?

When the repair is done, you get photos of the finished curb flashing, the edge of the repair, and wider shots showing which unit it was. We also note any equipment issues that were passed to the HVAC contractor and anything we could not confirm. Keep those with the date and location of the original stain, so a new stain later can be compared with what was actually fixed.

A building on Court Street gets its own entrance and protection plan, and we find out what is in the room under the curb before opening anything. Our reroofing over occupied buildings work covers that planning. If you also have properties in Walnut Creek or Orinda, we can schedule them together, while each building keeps its own records and repair plan.

If water shows up again, the date, time and exact spot help us figure out the next step. We compare it with the repaired curb, nearby roof details and the HVAC contractor’s notes. It might be a different roof problem, or it might be the equipment. We look before deciding.

A bigger roofing recommendation needs bigger evidence. One stain does not mean the whole roof needs to go. We compare the problem we found with the condition of the rest of the roof, and if there are real unanswered questions, we may suggest more testing first. You get a defined repair option and an honest note on what we do not know yet.

Martinez has courthouse, office and industrial buildings, and each needs different coordination. Public buildings may require visitor screening, and buildings near the refinery areas may have restricted access, so we confirm that before sending a crew. On the roof, we follow the water from the area above the stain toward the nearest drain, penetration or wall edge. Industrial properties still get a roof-specific inspection, and repairs are based on the membrane or metal damage we actually find. The building manager gets the repair area, access notes and anything we could not confirm.

Is it the roof or the rooftop unit?

Let us compare the stain inside with the roof above it. You get plain photos of what we found and whether the HVAC contractor needs to check the unit.
