Local weather advisory
The National Weather Service has issued a coastal flood advisory covering Berkeley. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.
Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial roofing in Richmond from our Berkeley crew: slow roof drains, damaged drain flashing and ponding diagnosed so you fix the real cause, not just the debris.

Water that sits around a roof drain for days after a storm is a warning sign. Sometimes it is just leaves on the strainer. Often it is something more: a clog down the pipe, a drain set too high, or damaged membrane around the drain bowl. We investigate and repair commercial roofs in Richmond from our base in Berkeley, CA, and we separate those causes before recommending a patch, so the fix matches the real problem.
Richmond has a wide range of buildings, from public ones like the Main Library at Civic Center Plaza and the Bayview Branch on Hartnett Avenue to warehouses, shops and offices. Each building gets its own drain check, because neighboring roofs rarely drain the same way. Our roof drain and scupper work covers the roof side of the drain and points out when a plumber is needed for the pipe below.
A blocked strainer may be easy to see during a roof walk. A restriction farther down the drainage path can remain concealed. We examine accessible inlet parts and record the water level around them. The pipe arrangement may need evaluation by the appropriate trade. Its condition cannot be established from a photograph of the roof surface. We identify that next responsibility when the findings support it.
Our roof inspection notes what we checked and what we could not see. Missing or broken drain parts, like a cracked strainer or a loose clamping ring, are their own problem. We tell the manager whether we just cleared the drain or actually repaired the drain flashing. Our recommendation covers the roof work we can do, and any pipe work is flagged for a plumber.
Damaged membrane around the drain can leak even if the pipe is clear. We check how the membrane is clamped into the drain and what shape it is in. The drain body and clamping ring have to be in good condition for the repair to hold. Rusted or loose parts may need to be replaced before new membrane goes in, and we list those parts in the estimate.
Our leak repair around drains follows how your drain is built. If the insulation around it is wet, we check how far it goes and replace it. The repair has to reach solid, clean membrane all around, and photos show where that edge lands. If the drain itself needs a plumber, we schedule our work after theirs. You can compare a full drain repair with a temporary seal.
An outlet can function while an adjacent low area retains water. We examine the finished surface and its approach to the inlet. Raised patches or added layers may interrupt that approach. A local correction can sometimes restore a suitable transition. Broader slope changes can require design and a larger construction scope. We identify which finding the proposed work actually addresses.
Our investigations of persistent roof ponding compare drainage condition with the material affected around it. Repeated standing water deserves a recorded location and extent. Its cause should be evaluated before coating or re-roofing the area. A new surface treatment may leave the same low pocket afterward. We explain that consequence when comparing repair alternatives. The owner gets a recommendation tied to both water movement and the condition of the roof.
An outlet correction can require access below the roof as well as above it. We identify the relevant room and accessible pipe route with the manager. The roof opening needs its own protection and closure arrangement. Work by another trade may change when that opening can be completed. Materials and debris also need a route through the site. The plan should account for those dependencies before construction begins.
A building near Civic Center Plaza may have a different route to the roof than one near Hartnett Avenue. Our reroofing over occupied buildings work plans access and protection for each one. If you also have properties in El Cerrito or Marina Bay Richmond, we can inspect them together, but each gets its own drain check and protection plan.
The completion record shows the drain and the repaired membrane around it. If a plumber checked the pipe, we note that, and any unresolved pipe issue is flagged for follow-up. That way the manager can tell routine drain cleaning apart from a bigger drainage repair. Photos taken after a rain show where water still sits, if anywhere.
A drain with only local membrane damage can usually get a focused repair. A broken drain body or a large low area makes the job bigger. We explain those extra items based on what we found, so you can compare quotes that might otherwise describe very different work. A clear repair plan is more useful than a promise that the water will just go away.
Future visits should return to the same inlet and its surrounding roof. New debris, changed surface height or loose parts deserve separate notes. A different wet interior location may require another leakage investigation. We compare those observations with the completed repair record. The manager can then prioritize maintenance, further pipe work or roofing correction. Each recommendation remains connected to the condition actually found.
Before we open a drain area, we make sure any replacement drain parts are on hand. If a plumber’s repair is delayed, we may change the order of work. Sometimes the first visit is just for investigation, so the repair visit can be planned with the right parts and access.
Richmond has a long waterfront, a refinery, industrial areas and a transit-focused downtown, so roofs here vary a lot. We do not assume an office or retail roof has the same issues as a heavy industrial one on the shoreline. We confirm the building’s use and the right contact, then check wind-facing edges, penetrations and drains on the roof itself. Near active operations, we time visits around access control and deliveries. The report states what we could not reach or open.
Let us check the slow drain and the roof around it. You get plain photos showing the roof repair needed and whether a plumber should check the pipe.
