Local weather advisory
The National Weather Service has issued a coastal flood advisory covering Berkeley. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.
Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial roofing in San Pablo from our Berkeley crew: loose scupper sleeves, parapet wall leaks and wet insulation around scuppers repaired the right way.

A scupper is the metal box that carries water off the roof through a parapet wall. When the sleeve loosens or its flashing splits, water gets into the wall and the roof around it, often showing up inside a few feet away. We repair commercial roofs in San Pablo from our base in Berkeley, CA. Because a scupper passes through both the roof and the wall, we check both sides before deciding on a new sleeve or a patch.
Commercial buildings along San Pablo Avenue, from storefronts to public buildings like the library, each get their own scupper check. We confirm how to get onto the roof and look at the wall from outside. The materials on the roof decide how the scupper can be repaired. Our roof drain and scupper work covers the membrane and flashing around the opening. Water flowing through the scupper does not mean the seal around it is good.
A scupper can come loose where the membrane is sealed to its metal flange, or the flange itself can pull away. The insulation around it can also get soft. We check what we can see before cutting anything, and if we need to open the roof to look, we explain why first. We note which part moved and which parts are still holding.
Our roof inspection tells you whether the scupper has a material problem or a drainage problem. An open edge needs new membrane sealed to solid roof around it. A loose flange may need to be re-fastened or replaced before new membrane goes on. We show you photos so you can compare estimates that include that work. A patch over a loose flange leaves the real problem in place.
The sleeve extends through the parapet toward its exterior discharge. Its outer connection can have defects distinct from the roof inlet. We inspect accessible metal laps and adjoining wall joints where the work permits. Water behind an outside cover can reach concealed material around the opening. The observed interior stain may therefore involve more than the roof-side sheet. We investigate that path before setting a single repair boundary.
Our edge metal and coping repairs coordinate the scupper metal with the wall and the roof. If the wall around the opening is damaged, that may need a mason or another trade. We make that clear before the sleeve is closed up, with photos to back it up. You see exactly which outside parts are included in the roofing estimate and when any wall work needs to happen.
A failed inlet can leave moisture in the layers around its opening. We investigate outward when the accessible findings support that concern. Samples establish material condition at their recorded locations. Further confirmation may be needed to define a suitable removal boundary. Dry-looking surface material does not prove every concealed layer remains sound. The recommendation identifies that investigation limit before work is priced.
Our roof insulation and cover board repairs replace wet material around the scupper. The new membrane has to reach solid roof on all sides. A nearby corner or an old raised patch can make that harder, and we show how the repair will fit around them. The repair area may be bigger than the scupper itself, and you get the reason with the photos.
A sleeve replacement can involve roof and exterior access during the same work period. We assess both routes before deciding what can be removed. The manager identifies the room below and the available protection arrangement. Debris and new components need a practical path through the site. A related wall repair may change when the new sleeve can be installed. The removal plan should account for that dependency before the opening begins.
A building on San Pablo Avenue gets its own entrance and delivery plan, and we check the wall height and work space directly. Our reroofing over occupied buildings work covers protecting the space below. If you have properties in Pinole or El Sobrante, we can schedule them together, while each building keeps its own access and protection plan.
Completion photos should locate the inlet and its exterior discharge together. Exposed-layer views show what was removed around the sleeve. The finished connection gets a separate close view before later maintenance begins. We record any related wall or drainage responsibility still needing attention. A future visit can then compare the actual corrected parts. Another wet interior location remains a separate investigation until evidence connects it.
A loose sleeve beside suitable roof and wall material may support local rebuilding. Wider deteriorated backing can require a larger correction and staged work. We explain the findings that justify that change in scope. The owner receives the proposed boundaries and any remaining unknowns together. Each construction option should identify what it addresses at the actual opening. A lower price can otherwise omit preparation or coordination necessary for completion.
Future inspection should also compare the approach from the roof into the inlet. Added material near the opening can change that water path. Debris or a displaced part can block the scupper after repair. We record those changes at the specific outlet location. The manager can then arrange maintenance or a closer material examination. The task follows the new condition observed rather than the date of the previous patch.
Before we open the scupper area, we agree on who can approve extra work if we find hidden damage. We send photos and explain the added repair. If the damage looks structural, it gets evaluated before new roofing covers it. We only open what we can seal again that day.
San Pablo Avenue is lined with storefronts, service businesses and public buildings. We schedule roof work around tenant hours and busy sidewalks near the bus stops, and confirm where we can stage materials. On roofs with several small sections, we mark each one so a repair on one section is not mistaken for a full roof check. We check how water moves at parapets, penetrations and drains, and the owner gets a clear note on what was fixed and what still needs attention.
Have us check the scupper where it passes through the parapet. You get plain photos showing the roof repair needed and any wall work to plan for.
